Almost every dispute at the end of a move comes down to the same question asked too late: who was supposed to clean this, and to what standard?
The answer is not the same for a home sale as it is for a rental, and it is not the same for a buyer as it is for a seller. Knowing which situation you are in, and what the paperwork actually says, is worth more than any checklist.
If You Are Selling a Home
In a typical Texas residential sale, the contract requires the property to be delivered in substantially the same condition as when the contract was signed, ordinary wear excepted. It generally does not require professional cleaning, and it does not obligate you to leave the house spotless.
So cleaning before you hand over the keys is usually a courtesy rather than a contractual duty. That said, there are two moments where it is worth real money rather than goodwill.
The first is before the listing photographs, which is the only showing that most of your buyers will ever attend. The second is before the buyer’s final walkthrough, because a walkthrough in a dirty house makes buyers look harder at everything else and occasionally reopens negotiations that were closed.
Check your own contract and any addenda, since some sales specifically negotiate a professional clean, and read what was agreed rather than what is customary.
If You Are Buying a Home
Assume the house will be broom clean at best and plan accordingly.
The important scheduling point is that the empty window between closing and the moving truck is the only chance anyone will ever get at a complete pass. Once the beds are assembled and the sofa is against the wall, the corners, closet floors and baseboards behind everything are out of reach for good.
It is also worth knowing what a clean can and cannot resolve before you build expectations. Grease film, appliance interiors, cabinet interiors, soap scum, dust and allergen, adhesive residue and light wall scuffs all come out completely. Pet urine that reached the carpet pad, smoke odor in drywall and ductwork, etched shower glass, worn floor finish and failed grout do not, and those belong in a conversation with your agent during the option period rather than in a cleaning quote.
If You Are a Tenant Moving Out
This is where responsibility is most clearly defined, and where most money changes hands.
Texas law requires a landlord to return the security deposit, less lawful deductions, within thirty days of you surrendering the property and providing a forwarding address in writing. Give that address in writing and keep proof, because tenants skip it constantly and it matters.
Landlords may deduct for damage beyond normal wear and tear, and for cleaning where the lease requires the unit returned in a stated condition. They may not charge for normal wear. The line between them gets argued after the fact, and whoever documented better wins, so photograph everything before and after, dated and in good light.
The deductions that come up again and again are consistent: inside the oven and refrigerator, the range hood filter, cabinet and drawer interiors, hard water on bathroom glass and fixtures, grout, window tracks, blind slats, baseboards, vent covers, light fixtures, wall scuffs and adhesive from mounts, and the patio or balcony.
If You Are a Landlord Turning Over a Unit
Your obligation is to deliver a habitable, clean unit to the incoming tenant, and your practical interest is in documentation.
A dated set of photographs at turnover, taken after the clean, is what protects you at the end of the next tenancy. Without it, every deduction becomes an argument about what the unit looked like when the tenant arrived, and that argument is hard to win from memory.
The Two Cleans Are Different Jobs
Worth understanding if you are doing both in the same week.
A move out clean is judged by someone with a checklist, so it prioritizes the things that get inspected: appliance interiors, cabinet interiors, bathrooms in detail, tracks, baseboards and the evidence that people lived there.
A move in clean is about health and starting fresh, so it prioritizes the reservoirs: everything above eye level, inside every cabinet you are about to fill, the vents, the perimeter of every room and whatever the previous household left behind.
Same house, different priorities, and a company that treats them identically is not thinking about it.
