Bathrooms Drive the Number, Not Square Footage
Everyone asks about square footage first and it is the weakest predictor.
A bathroom is the most time intensive room in any house: multiple surfaces, hard water, a toilet, a shower or tub, glass, fixtures and a floor, all of which have to be done properly rather than quickly. A three thousand square foot house with two and a half bathrooms is a shorter job than a two thousand five hundred square foot house with four.
After bathrooms, the kitchen carries the most time, because a move clean includes inside the oven, inside the refrigerator, inside every cabinet and drawer, and the range hood filter. None of those are part of a normal visit.
Empty Versus Furnished Changes Everything
This is the single biggest variable and the one people control.
An empty house can be done completely. Every corner, every closet floor, every baseboard, behind where the appliances sat. A furnished house cannot, and any company quoting the same price for both is not thinking about it.
Practically this means booking the window between the truck leaving and the keys changing hands, or between closing and the truck arriving. It is usually one to three days and it is worth planning the move around.
Condition Is the Wild Card
Two houses of identical size can differ enormously.
A house that was professionally cleaned every two weeks for five years is a straightforward job. A house that has never had the baseboards touched, where the oven has years of carbon, where the shower glass is heavily scaled and where cabinets have never been emptied is a different amount of labor entirely.
Pets add time, and so does smoke. Both should be mentioned upfront rather than discovered on the day, because a crew that knows what it is walking into brings the right products and books the right hours.
What Should Be Included
Ask specifically, because this is where quotes stop being comparable.
Inside the oven and the refrigerator. Inside all cabinets and drawers. The range hood filter. Baseboards by hand. Window tracks and sills. Blind slats. Interior windows. Vent covers. Light fixtures. Wall spot treatment for scuffs and adhesive. The garage or patio. And the laundry area.
A quote that covers surfaces, floors and bathrooms only will always look better than a complete one. It is not cheaper, it is less, and on a move out the excluded items are exactly what a property manager deducts for.
What No Price Buys
Being clear about this saves money in the right direction.
Carpet with pet urine that reached the pad, smoke odor in drywall and ductwork, etched shower glass, worn floor finish, failed or missing grout, and damage such as holes and cracked tile are not cleaning problems at any price. They are repair, replacement or remediation.
If you are selling or handing back a rental, raising those yourself early goes better than having them appear on a deduction sheet or in a buyer’s repair request.
How to Compare Quotes Honestly
Write down your list once, give the identical list to every company, and then look at the prices. Ten minutes of work and it is the only way to know what you are comparing.
The most useful question is not what does it cost. It is what is not included in the price you just quoted me. A company that answers that clearly and in writing is confident. One that stays vague is managing your expectations downward in advance.
Where the Money Comes Back
On a rental, the deposit is usually the whole argument, and the clean plus the receipt plus dated photographs is what settles it.
On a sale, the cleaning belongs before the listing photographs rather than before the first showing, because the photos are the only showing that most of your buyers will ever attend.
