There is exactly one window in the life of your new Frisco home when every cabinet is empty, no furniture blocks a baseboard, and no rug covers a floor. It opens when the title company hands you the keys and it closes when the first box hits the entryway. In most Frisco closings that window is about five hours long, and almost everybody wastes it driving back and forth.
We clean between closing and move in across Newman Village, Phillips Creek Ranch, Starwood, Frisco Lakes and the newer sections off the Dallas North Tollway. The timeline below is the one we run most often, and it is built around a three o clock funding and an eight o clock truck.
Why the previous owner cleaning does not count
Sellers clean to sell. That means the surfaces a buyer looks at during a showing: countertops, floors, mirrors, the visible half of the kitchen. It does not mean the inside of the dishwasher gasket, the top shelf of the linen closet, the shower door track, the refrigerator drawers, or the dust that has been sitting on top of the kitchen cabinets for six years.
It also does not account for the move itself. A house that was spotless at the final walkthrough gets walked through by movers, an appraiser, an inspector and a photographer before you ever set foot in it as an owner. Every one of them tracks in something.
The five hour plan
Three o clock: keys in hand, crew already parked
We stage the team to arrive within fifteen minutes of your funding call. Nobody unloads anything yet. The house is empty and that is the whole advantage, so the first move is to keep it empty.
Three to four thirty: ceilings, vents and the top of the house
Ceiling fan blades, light fixtures, air return covers, the tops of the kitchen cabinets and door frames. All of it falls downward, which is why it comes first. In newer Frisco builds we also check the supply vents, because construction dust from the surrounding lots keeps arriving for years after the neighborhood finishes.
Four thirty to six: kitchen and bathrooms in depth
Inside every cabinet and drawer, the oven interior and inner door glass, the refrigerator including the crisper drawers and the door seals, the dishwasher filter and gasket, the microwave. In bathrooms, the hard water treatment on shower glass and fixtures, grout, shower door tracks, exhaust fan covers, and inside every vanity drawer. This is the block that is impossible to redo once your things are in the house.
Six to seven thirty: closets, floors and windows
Every closet shelf and rod, laundry room shelving, baseboards throughout, interior window glass, sills and tracks, then floors last, working from the far bedroom toward the front door.
Seven thirty: we are out, and the truck can back in
The home is dry, the windows are open or the air is running, and the first box lands on a floor nobody has to clean again.
What this actually buys you
Two things. First, you never live through the specific misery of trying to clean the top shelf of a pantry that is already full of your cereal boxes. Second, your first night in the house is a first night, not a work shift. Frisco families move in the middle of a school calendar more often than not, and the difference between unpacking on a clean floor and unpacking around a mop bucket is the difference between a good week and a bad one.
Booking it around a closing that might slip
Closings move. Funding gets delayed, a lender needs one more signature, the title company runs long. We build that into the schedule instead of pretending it does not happen. Tell us your closing date and we hold the window, then confirm the exact start time the morning of. If funding slips to the next day, we move with it at no charge.
