Most cleaning companies will happily let you believe that a move in clean solves everything. Book the service, get the keys, walk into a house with no trace of anyone who lived there before.
That is true for a lot of things and it is not true for all of them, and the difference matters enormously if you are buying in Anna right now. This city has grown faster than almost anything in Collin County, which means our teams are working in brand new construction on one street and in a house from the nineteen eighties near downtown on the next. Those two houses need completely different conversations.
So here is the honest version. What a clean fixes, what it does not, and which issues you want to raise while you still have room to raise them.
What a Move In Clean Absolutely Fixes
These are the things that look permanent to a nervous buyer and are routine to a crew that does this every week.
- Kitchen grease film. The sticky yellow layer on cabinet fronts above the range, on the hood, on the wall behind the cooktop. It comes off completely.
- Inside every appliance. Oven, refrigerator including the drawers and gaskets, dishwasher including the filter, microwave, washer and dryer surfaces. Sellers rarely touch any of this.
- Cabinet and drawer interiors. Crumbs, liner residue, whatever spilled in the pantry in 2019.
- Soap scum and light hard water buildup. North Texas water is hard and it shows on glass, chrome and tile. Buildup that has not yet etched the surface comes off.
- Toilets, tubs and showers to a level you would call new. Including behind and under the toilet base, which is where the smell actually comes from.
- Dust and settled allergen. Fan blades, vent covers, door frame tops, closet shelving, baseboards, blind slats.
- Adhesive and residue. Hooks, tape, stickers, price labels, shelf liner glue.
- Light wall scuffs and handprints. Spot treated by hand.
- Surface odors. Meaning odors coming from a source we can reach and remove, which is most of them.
If your concern is on this list, stop worrying about it. That is what we do, and an empty house before the truck arrives is the ideal condition for doing it.
What No Cleaning Will Fix
This is the part we would rather tell you before you book than after we arrive.
Pet urine that reached the pad or the subfloor
If a dog or cat soaked the carpet repeatedly in one area, the liquid is not in the fibers anymore. It is in the pad and often in the concrete or wood below. Surface cleaning knocks the smell down for a few weeks and then a humid August afternoon brings it straight back. The real fix is pulling the carpet and pad, sealing the subfloor and replacing.
Smoke odor that got into drywall and HVAC
A house where someone smoked indoors for years has nicotine in the paint, in the ductwork and sometimes in the insulation. Cleaning the surfaces helps, and it is not a solution. That house needs a sealing primer and a duct assessment.
Etched glass and etched fixtures
Hard water buildup that sat untouched long enough eventually pits and etches the surface underneath. Once the glass itself is damaged, no product restores it. We can tell in about ten seconds which one you have, and we will say so rather than scrub a shower door for an hour and hand you a disappointing result.
Worn or scratched flooring
Dull hardwood with the finish walked off it, or vinyl plank with deep scratches, is a refinishing or replacement question. Cleaning makes it clean. It does not make it new.
Failed grout and caulk
Grout that is cracked, missing or stained all the way through needs regrout or color sealing. Old caulk that has darkened needs to be cut out and replaced. Both are worth doing and neither one is cleaning.
Anything behind a surface
Mold in a wall cavity, a slow leak under a cabinet, a stain on a ceiling. If we find something like this while working, we photograph it and call you the same day. Then it goes to the right specialist, not to us.
The Anna Timing Problem
Here is why this list matters more here than it would somewhere else. In a market moving as fast as Anna, buyers tend to compress their option period, waive things to win the contract, and plan to sort out details after closing.
The trouble is that everything in the second list is dramatically cheaper to address before you own the house. Pet damaged carpet, smoke odor, etched shower glass and failed grout are all things your agent can raise while the contract is still live. After funding, every one of them is your problem and your money.
So walk the house during your option period with the second list in your hand. Get on the floor in the room that smells faintly of dog. Run your fingernail across the shower glass. Look at the ceiling in every room, not just the ones with furniture in them. If you find something, that is a conversation for your agent, not a cleaning quote.
