The most expensive mistake in a McKinney renovation or new build is not choosing the wrong tile. It is discovering, four days before you need the house, that every good post construction crew in Collin County is booked.
This is a scheduling problem more than a cleaning problem, and it is worth understanding how the calendar actually works here so you land in the right week instead of the wrong one.
Why This Work Books Out
Post construction cleaning is not a normal visit. An empty new build or a finished remodel takes a full crew a full day, sometimes more, and it uses different equipment: extension poles, HEPA vacuums, scrapers for adhesive and paint overspray, and enough people to finish in one pass.
That means a company can only run a limited number of these per week regardless of how many houses it cleans otherwise. McKinney has been building continuously for years, so demand is steady, and it spikes hard at month end when a wave of closings lands on the same Friday.
If your date is the last three business days of a month, assume it is the busiest window of the month and book accordingly.
The Window You Are Actually Aiming For
There is a specific gap you want, and it is narrower than people expect.
For a new build, it opens when you have the keys and closes when the moving truck arrives. That is often two or three days, and sometimes it is one. An empty house is the only chance anyone gets at a complete pass, so the goal is to land inside it rather than after it.
For a remodel, it opens after the contractor’s final punch list work is done, not before. Cleaning before a trim carpenter returns for two hours means paying to do it twice. Ask your contractor directly when the last dust producing task finishes, and use that as your date rather than the substantial completion date on the schedule.
Book on the Contract, Not on the Certainty
The mistake almost everyone makes is waiting for the date to be certain before calling. Construction dates are never certain, which means waiting for certainty guarantees you call late.
Call as soon as you have a target, even a soft one. Two to three weeks ahead is comfortable, and a week is workable outside of month end. Any reasonable company will hold a tentative date and move it once when the schedule slips, because schedules always slip and we know that.
What actually causes problems is not a moved date. It is a first call made four days out.
What to Tell Us When You Call
A post construction quote depends on things a normal cleaning quote does not, and knowing them upfront means the number we give you is the number you pay.
Square footage, and the bedroom and bathroom count. Whether the house is completely empty. Whether the flooring is already in and what it is, since new luxury vinyl plank and new hardwood need vacuuming before anything wet touches them. Whether there is paint overspray, adhesive, stickers or labels still on windows and fixtures, which is slow careful work. Whether the HVAC ran during construction, which it almost always did. And whether there are two story ceilings, chandeliers or ledges, because that changes both the equipment and the crew size.
What the Builder Clean Did and Did Not Cover
Worth setting expectations here, because it is the source of most surprise.
A builder clean is a fast pass to make the house presentable for your walkthrough: floors, visible surfaces, stickers, windows wiped. It does not include above eye level, inside cabinets, inside appliances, window tracks or vent covers, because that was never the scope.
Which means the dust from building your house is still in it, sitting in the places nobody looks. That is the actual job.
If You Missed the Window
It happens, and it is not a disaster. A post construction clean in a furnished house is still worth doing, it simply becomes a thorough pass with known gaps: the corners, closet floors and baseboards behind furniture are out of reach.
We will tell you honestly which areas we cannot get to rather than quoting the same price for a smaller job.
