Your builder in Sandbrock Ranch, Silverado or Providence Village handed you a house that looked immaculate at the final walkthrough. Floors gleaming, counters bare, glass clear. Then you moved in, and within a week there was a grey film on the counters, dust on the baseboards you were sure had been wiped, and a gritty feel underfoot no matter how often you swept.
Nothing went wrong. That is simply what a builder final clean is and is not designed to do, and understanding the difference will save you a frustrating first month in a brand new home.
What a builder final clean is actually for
It is a presentation clean, performed on a schedule, usually the day before your walkthrough, and its job is to make the home read as finished. Sticker removal, floors, glass, visible surfaces, a vacuum pass. It is done quickly because the closing calendar is the priority, and it is done while construction is often still active elsewhere in the neighborhood.
It is not a bad job. It is a different job.
What it leaves behind, every time
Drywall dust, which is the real villain
Drywall dust is extraordinarily fine and it is electrostatic. It goes everywhere and it stays. In a new Aubrey build it is sitting inside the ductwork, on top of the kitchen cabinets, inside the cabinet boxes and drawers, on closet shelves, in the window tracks, in every light fixture and behind the trim. A vacuum pass on the floor does not touch any of it.
Then your HVAC runs for the first summer and redistributes what is in the ducts across the whole house. That is the grey film on your counters in week two.
Construction residue on glass and fixtures
Paint overspray specks on window glass, caulk smears on tile, adhesive residue on appliances and hardware, and a film on shower glass from grout haze. All of it is easy to remove now and much harder in a year.
Inside the cabinetry and closets
Sawdust and drywall dust in the corners of drawers, on shelf edges and along the top of upper cabinets. This is where the majority of new build complaints originate, because it is the first place your belongings go.
Vent covers, returns and light fixtures
Almost never removed during a builder clean. Almost always visibly dusty when you pull one down.
The garage and the exterior transitions
Concrete dust on the slab, mortar splashes, and grit tracked into the entry from a yard that is still settling and a street where lots are still being built.
The neighborhood keeps building
This is specific to fast growing areas like Aubrey and the US 380 corridor. Even a perfectly cleaned new home keeps receiving construction dust from the lots around it for as long as the section is being built out. That is an argument for a proper move in clean followed by regular service, not an argument for skipping either.
What a real new build move in clean covers
- Inside every cabinet, drawer, closet shelf and pantry, plus the tops of upper cabinets
- All vent covers and air returns removed and washed where accessible
- Light fixtures and ceiling fan blades and globes
- Paint specks, caulk smears, adhesive residue and grout haze on glass, tile and fixtures
- Window tracks, sills and frames where drywall dust collects heaviest
- Oven interior, refrigerator, dishwasher and microwave, including protective film removal
- Baseboards, trim, door frames, switch plates and outlet covers
- Garage slab sweep and entry transitions
- Floors finished last with the correct product for new flooring
Do it before the furniture, not after
Same rule as always, and it matters more in a new build than anywhere else, because the dust is finer and it is inside the cabinetry you are about to fill. One thorough pass in an empty house saves you a year of chasing a film you cannot explain.
