The listing clean sells the house
This job is about what a camera and a buyer notice from a standing position, in a house that is still full of furniture and still being lived in. The goal is perceived condition, and perceived condition is driven by light, surfaces and smell.

- Kitchen counters cleared and polished, backsplash degreased, sink and faucet descaled

The move out clean closes the house
This job is about what a buyer, an inspector or a property manager looks for specifically because they are checking rather than browsing, in an empty home. The goal is passing an inspection, not creating an impression.
This is where the oven interior, the inside of every cabinet and drawer, the refrigerator seals, the shower door track, the exhaust fan cover, the ceiling fan blade tops, the baseboards behind where the sofa was, the garage slab and the window tracks all matter. It is a longer job and it can only be done properly once the house is empty.
So which do you book?
If your house is going on the market: book the listing clean, and book it the day before the photographer, not the week before. Then plan the move out clean for after the truck leaves.
If you are already under contract: skip the listing clean entirely and put everything into the move out clean, scheduled for the day the home is empty and before the final walkthrough.
If you are moving out and listing after, which happens often when a family relocates from Walnut Creek or the neighborhoods off Broad Street before the house sells: book one thorough empty home clean and time it right after the truck. An empty house photographs better anyway, and you get both jobs for the price of the harder one.
What Mansfield homes need more of than most
Two things come up constantly here. First, hard water, which sits heavy on shower glass and fixtures and is the fastest way for a bathroom to read as dated when it is not. Second, garage dust and pollen along the US 287 corridor, which settles on window tracks and patio surfaces faster than most people expect and shows up in every photograph taken toward a window.
