The Square Footage Math Behind a Prosper Move Out Clean

Somebody quoted you a flat rate for a move out clean on a four thousand square foot home in Windsong Ranch and it sounded great. Then on the day, the crew showed up with three people, ran out of time at six in the evening, and the conversation turned awkward. That story happens in Prosper more than anywhere else we work, and the reason is arithmetic.

Large homes do not scale in a straight line

People assume a home twice the size takes twice the time. It does not, and the reason is that square footage is the wrong unit. What actually drives a move out clean is the count of items that have to be individually handled, and that count grows faster than the floor area.

Compare a typical two thousand square foot home to a typical Prosper home in Star Trail or Whitley Place at double the size. The floor area doubled. Meanwhile the bathroom count often goes from two to five, the ceiling fan count from four to nine, the window count from fourteen to thirty, the interior door count from twelve to twenty six, and the cabinet and drawer count in the kitchen alone can double before you count the butler pantry, the mud room lockers and the wet bar.

Floors are the only part that truly scales one to one, and floors are the fastest part of the job.

  • Three car garages with more slab, more shelving and more cobwebs
  • Covered outdoor kitchens that count as part of the handover

What that means in hours

In our own scheduling, a standard sized empty home runs a crew of two for most of a day. A large Prosper home is not two crews for one day, it is a larger crew for a longer day, and the honest estimate accounts for the fixture count rather than the floor plan. When someone quotes you purely on square footage, they have not counted your bathrooms and they will discover them on the day.

How we quote it instead

We ask for six numbers before we give a price: bathrooms, ceiling fans, ovens, refrigerators staying with the home, stories, and whether the entry is two stories. Those six numbers predict a move out clean better than square footage does. If you can answer them over the phone, we can give you a number that will still be true on the day of the job.

The deadline problem nobody plans for

Prosper moves are usually tied to a funding time or a lease end at noon. On a large home, a crew that arrives at eight and hits an unpriced surprise at two in the afternoon has no way to recover. That is why the estimate matters more here than anywhere else. It is not about the money. It is about whether the house is finished before the buyer walks it.
