Cleaning an apartment or a condo in Dallas is a different job from cleaning a house, and not because of the square footage. It is different because of the building.
In a high rise off Klyde Warren, a converted loft in Deep Ellum or a mid rise in Uptown, the things that shape the work are the elevator, the loading dock, the HVAC that you share with the rest of the floor, the windows you are not allowed to open, and a lease that decides how much of your deposit comes back. None of that appears on a standard house cleaning checklist.
The Building Comes First
Before anything else, know the building rules, because they can quietly cost you a day.
Many managed buildings require a certificate of insurance on file for any vendor working in a unit, and some will not release the service elevator without it. Some restrict work to specific hours. Some require the loading dock to be reserved in advance. If you are booking a move out clean the day before your lease ends and the building turns the crew away at the desk, the schedule is gone and so is the deposit.

Small Space Means Everything Shows
In an eight hundred square foot unit there is nowhere for anything to hide. The same amount of dust that disappears into a four thousand square foot house reads as neglect in a condo, and every surface is within arm’s reach of where someone sits.
That cuts both ways. It means the standard has to be higher, and it means a genuinely thorough clean is achievable in a way it is not in a large house. The realistic target in a condo is that every surface is actually done, not that most of them are.
It also means storage matters more than cleaning. A condo that feels chronically messy is usually a condo where things do not have a place, not a condo that is dirty. Solving that is worth more than any product.
Ventilation Is the Thing Nobody Thinks About
This is the biggest practical difference between a unit and a house, and it drives several problems at once.
Windows in high rise buildings frequently do not open. Bathroom exhaust often vents into a shared building system rather than straight outside, and it is only as effective as the maintenance on that system. Kitchens in many units have a recirculating hood over the range rather than one that exhausts, which means it filters air and returns it to the room, carrying cooking grease with it.
Three consequences follow. Cooking odor lingers far longer than it would in a house. Bathroom humidity stays high and mildew comes back faster on grout and around the tub seal. And a thin greasy film accumulates on kitchen cabinet fronts, the wall behind the range and the surfaces near it, even in units where nobody thinks they cook much.
What helps: run the bathroom fan for a full twenty minutes after showering rather than switching it off on the way out, clean or replace the range hood filter regularly because a saturated filter does nothing, and wipe kitchen surfaces while they are still warm, when the grease releases with water instead of needing a degreaser.
Floors in Urban Units
Most Dallas apartments and condos run luxury vinyl plank, engineered wood or polished concrete, and each one is easy to damage with the wrong routine.
Luxury vinyl plank does not tolerate standing water at the seams and shows streaks from anything oily, so it wants a neutral cleaner and a barely damp mop. Engineered wood has a thin real wood layer over a core and cannot be refinished repeatedly, so grit is its enemy and vacuuming before mopping is not optional. Polished concrete in a loft looks indestructible and is not: acidic products etch it just like natural stone.
Across all three, the same rule holds. Vacuum first, then damp mop with a neutral product. Never steam.
Move Out Cleaning and Your Deposit
This is where the money is, and where most renters lose it.
Lease language in Dallas typically requires the unit to be returned in the condition it was received, less normal wear. In practice, property managers deduct for a predictable list: the inside of the oven and refrigerator, the range hood filter, cabinet and drawer interiors, bathroom grout and hard water on glass and fixtures, window tracks and blind slats, baseboards, light fixtures and vent covers, wall scuffs and adhesive from hooks and mounts, and the balcony if there is one.
Almost none of that is on a routine cleaning list, which is exactly why it gets missed and exactly why it gets charged. And there is one point worth knowing before you plan: a clean fixes buildup, film and residue, but it does not fix damage. Carpet with pet urine that reached the pad, a cracked tile, a burned countertop or a hole from a mount are repair items, and they belong in a conversation with your property manager rather than in a cleaning quote.
The best timing is after the unit is empty and before your final walkthrough with management, so you have the receipt and the result when it counts.
