A short term rental in McKinney is not judged the way a home is. It is judged by a guest who arrives tired, walks in, and forms an opinion in about ninety seconds, then writes it down publicly a few days later.
That changes what cleaning means. In a home, clean is a feeling. In a rental, clean is a rating, and the specific things that cost hosts stars are consistent and mostly small.
The Ninety Second Verdict
Guests decide before they unpack, and they decide from a short list of signals: how the place smells when the door opens, whether the floors feel clean underfoot, whether the bathroom looks like someone actually did it rather than tidied it, and whether the bed feels fresh.
Everything else is noticed later and forgiven more easily. Those four are not.
Smell is the most powerful and the most overlooked. A closed unit in North Texas humidity goes stale within days, so air needs to move before arrival, and any lingering cooking or pet odor has to be removed at the source rather than sprayed over. Guests describe scented cover ups in reviews as unpleasant almost as often as they describe the underlying smell.
The Details That Actually Show Up in Reviews

Hair, anywhere. In the shower, on the bathroom floor, on the bedding. It is the single most cited cleanliness complaint in short term rental reviews and it is the one that makes a guest doubt everything else in the unit.
The inside of the microwave, the coffee maker, and the refrigerator including the door shelves. Guests open all of these on day one.
Dust on surfaces at eye level and above: ceiling fan blades, the tops of picture frames, headboards, and the top edge of the television. These photograph badly in a complaint post.
Shower glass with hard water scale. North Texas water is hard, and in a unit that turns over weekly the buildup is fast. Scale caught early comes off completely. Scale left for months etches the glass permanently, and at that point no cleaning restores it.
The trash can, which is often emptied and rarely washed.
Light switches, remote controls, door handles and cabinet pulls, which are the highest touch objects in the whole unit and are almost never on a checklist.
Linens Are a System, Not a Task
The most common operational mistake in short term rental cleaning is trying to wash linens during the turnover window.
It does not fit. Between a checkout at eleven and a checkin at three you have four hours minus travel, and a wash and dry cycle for a full set of bedding and towels eats most of it. What breaks the constraint is owning three full sets per bed: one on, one in reserve at the property, one in the wash. Then the turnover is a swap rather than a wait, and a delayed dryer never causes a late checkin.
Two other things guests notice: white linens rather than colored, because white reads as clean and can be bleached, and towels that do not smell faintly of mildew, which happens when they are folded before they are fully dry.
Build the Turnover Around the Restock
A spotless unit with no toilet paper generates a message within the hour. The consumables list is short and it is worth being rigid about it: paper products, soap, dish and laundry detergent, trash bags, coffee, and whatever your listing promises.
Add a damage and maintenance check to the same visit. A cleaner is in the unit more often than anyone else and is the first to see a leak under a sink, a broken blind, a stained mattress protector or an appliance that has stopped working. Finding that on turnover day is the difference between fixing it and having a guest find it.
Photograph the finished unit every time. That record settles damage disputes and it also keeps your listing photos honest.
Why Turnovers Fail
Almost always for one of three reasons. The window is too tight because checkout and checkin are back to back with no buffer. The same person is doing linens, cleaning and restocking alone and something gets dropped. Or nobody is checking, because the host lives elsewhere and assumes it was fine until a review says otherwise.
The fix for all three is a defined checklist, the linen system above, and enough of a gap between guests to absorb a problem.
